LLC Buys Neighboring Homes on Park Street, Demo Permit Issued for One

The New Canaan Building Department on Tuesday issued a demolition permit for a 1926-built Colonial on Park Street. The 1,408-square-foot home at 137 Park St.—and its neighbor to the south—also were sold this week to what appears to be a newly formed limited liability company, reserved in the name ‘137 Park Village LLC.’

No data about who is involved in the company is yet available in Connecticut Secretary of the State records. The home at 143 Park St. sold for $1,375,000, while the home at 137 Park St. sold for $825,000, according to their property transfers.

New Construction Planned for Parade Hill Lane, Cross Ridge Road

The New Canaan Building Department on July 14 received an application to build a new, 10,000-square-foot home on Parade Hill Lane. The house planned for 1.8-acre parcel at 85 Parade Hill Lane, where a 1951-built ranch-style home had stood until it was demolished this summer, will include six bedrooms, four full bathrooms, three half-baths and a 3-car attached garage, according to the application. The property had been purchased in December for $1,975,000, tax records show. The new home will cost about $2.5 million to build and it will include 8,022 square feet on the first and second floors, and another 1,856 in a finished basement and a finished attic area of 222 square feet, the application said. The contractor on the job is Blamsfield Builders of Danbury, and the architect is Brooks & Falotico of New Canaan, it said.

New Construction Planned for Gower Road

A new 3,200-square-foot home is planned for a .36-acre lot on Gower Road, nearly tripling the size of a 1956-built ranch-style house that was demolished in May. The 2.5-story home planned for 145 Gower Road will cost about $750,000 to $800,000 to build, according to a building permit application filed July 12. It will include four bedrooms and full bathrooms, one half-bath, living room, dining room, office, kitchen-and-family room, laundry and mudroom, the application said. A Queens, N.Y.-based corporation purchased the property for $650,000 in April, tax records show. The contractor on the job is P. Casinelli Construction of New Canaan, architect is Sketch LLC of South Salem, N.Y.

New Construction Planned for Proprietors Crossing

Town officials on June 23 issued a permit to build a new, 5,175-square-foot house on a 4.07-acre Proprietors Crossing lot where a 1971-built, 3,325-square-foot Colonial had stood. The new home at 168 Proprietors Crossing will cost about $1 million to build, according to the permit. The contractor on the job is Stamford-based Skyview Builders LLC, building records show. It will have five bedrooms and full bathrooms, one half-bath, four fireplaces, finished attic and basement and a three-car garage, the permit said. ***

Building officials also issued a building permit for the two single-family residences planned for 126 Richmond Hill Road.

New Construction Planned for Gower Road, Charles Street

The town last week received an application to build a 4,500-square-foot home on a .28-acre Gower Road lot where a house nearly one-third that size had stood. The house planned for 52 Gower Road will cost an estimated $960,000 to construct, according to a building permit application filed May 19. It will include four bedrooms and a 2-car garage, it said. The property sold in September for $850,000 and the ranch-style house that had stood there came down in February, tax records show. The contractor on the construction job is New Canaan-based Mosolino Development LLC, architect is Michael Smith AIA of Norwalk.
