The owners of the former Mrs. Green’s building at the corner of Park and Pine Streets say a new tenant is poised to set up business in the structure, following a plan to divide its large interior into three commercial spaces.
A letter of intent has been signed for a tenant that’s new to New Canaan and the market here, according to Anthony Giordano, an owner of 2 Pine St., longtime home of the New Canaan Post Office prior to Mrs. Green’s.
“I think it’s going to be very well received and we are very excited,” Giordano said.
He declined to name the specific business, as the lease agreement hasn’t been finalized, saying a late-summer interior build-out and move-in is realistic.
With that lease, he said, the owners decided to divide the large commercial space into three tenants with roughly 3,000 square feet apiece, a strategy that opens it up to a wider pool of prospective businesses.
Mrs. Green’s closed in October 2016 after about two-and-a-half years and a $100,000 renovation there.
A public auction of equipment from Mrs. Green’s—everything from coffee grinders, display racks and refrigerators to garbage cans, tables, chairs, plates and spoons (see photo gallery here)—is to be held 1 p.m. Tuesday at 2 Pine St.
According to renderings of the renovated building there, the roofline and walls of the long building facing Pine Street will be broken up by new bump-out entrances as well as floor-to-ceiling windows and a walkway that runs nearly the length of the structure.
Promotional materials for the newly imagined commercial spaces note that it’s located within one mile of 3,206 households with an average income of $185,781, three miles within 9,827 households ($277,437) and five miles within 45,459 households ($204,579). The building also is located directly across from the New Canaan Train Station and sees a steady flow of pedestrian and vehicular traffic. It sits between Oxygen Fitness’s bustling sites and on a street that’s seen a dramatic rebirth as a foodie hub in the last decade-plus, with Zumbach’s Gourmet Coffee, Tony’s Deli, Connecticut Sandwich Co. and Pine Street Concessions at its western end—the last featuring a pizza maker, Asian street food bar and provider of organic salads and bowls—with South End Restaurant in the middle.
Construction began on Monday this week in this space. What’s the intel on who it is and what’s going in there? Excited to see some new business formation in town and hope it’s something to frequent.
As has been widely reported and the P&Z process complete the new tenant will be Merrill Lynch. They will move across the street once construction has been completed. What a positive sign that a local business has outfrown their current space!
