A new 6,600-square-foot home is planned for the 1.88-acre lot at 108 Charter Oak Drive, according to a building permit issued Sept. 17.

The 1952 ranch that had stood there, about one-quarter the size of the planned new home, came down in July, two months after the property was purchased for $900,000.

The new home will cost about $1.2 million, the application said, and will be built by Sanda Company of Darien.

It will include five bedrooms, five full bathrooms, three half-baths and three fireplaces, the application said.

The town on Sept. 14 received a formal building permit application to build a duplex totaling 7,086 square feet at 16 East Maple St.

The structure would replace a 1900-built 2-family house that’s less than half that size, and cost some $1 million to build, the application said. The property’s owner and developer is Anthony Tomas Builders LLC.

Designed by Richard Swann Architect of Fairfield, the new duplex is to include 20 total rooms (between the two units), including four first-floor and six second-floor rooms, the application said.

The home is right on the Residential A and B line, the first residence on Maple Street after the soon-to-close foot reflexology shop, Sokushindo, and relocated New Canaan Cleaners.

The Planning & Zoning Commission at its Aug. 25 meeting unanimously granted Tomas a special permit to construct the new home. The permit was required because the New Canaan Zoning Regulations (see page 42 here) say a new two-family home must have 12,000 total square feet on the lot with 100 feet of frontage (this one has 9,209 and 71). P&Z put conditions on the approval, including that the driveway be made wider at the garages, and a finalized attic plan be submitted and approved by the town planner.
